cousin wants to stop making payments, he doesent want to do anything to help me avoid a forclosure. what can I do legally so he refinances the loan or to protect myself?

you signed a mortgage agreement but the deed says the house is owned by your cousin? If that is the case, you are hosed. You can%26#039;t sell it because you don%26#039;t own it. You can%26#039;t kick him out. You can%26#039;t do anything but continue buying a house for someone else. If it is true that he is named on the deed but that you are named on the mortgage, I would consider just walking away. Foreclosure is inevitable but at least you can stop paying for a house that is owned by someone else.
